Because Summer Holiday is over and hundreds of students will start a fresh new year, they will start searching for a place to rent.

If you want to avoid possible conflicts, which inevitable appear among tenants and landlords, here are some tips for being a loyal and appreciated tenant.

Make sure before you move or before you sign any contract, that the fees are those who were said in the first place. You don’t want any surprises like more money or more taxes or a bigger commission for the sale agent.  Most of the owners demand a hand over deposit for a month or more, and you need to pay a guarantee so make sure you know all these before you decide to move in. It is very important not to pay for things that don’t concern you like old debts or fines.

Read the agreement very carefully before you sign it! If more people move there and all together sign the same contract that it’s a joint tenancy, if each of you signs a different one, than it is a separate tenancies. It is very important that the agreement to include all the relevant information. You must know if the rent you pay includes the bills also , or these have to be paid separately, also be careful at the rules: if pets are allowed, guest, smoking, noise thing like that. It is excruciating to know that if you signed a joint tenancy if one of your colleagues doesn’t pay his or her rent you have to pay it instead.


There is a government-approved tenancy deposit protection scheme in order for your cash to be protected.  You have to ask about this before you sign any contract.

Where to Rent?

Usually the landlord will ask for a guarantor and often this is more close relative like your mother or father or brother. This is the procedure because in case you don’t pay for your rent the person in charge will have to pay it for you. The tricky part here is that the guarantor will have to pay also for those who didn’t pay it in case of a joint tenancy.

Before you move in make sure the inventory is done and if it is accurate. This means that a list of everything that it is in the house is made including furniture, carpets, curtains, appliances, crockery and cutlery. It must also include the condition of them, you don’t want to be accused of breaking something which was already broke. Make photos for evidence.


In what concerns your bills make sure you pay them on time because you don’t want any penalties which will cost you even more.


It is very important to check if you are safe. Ask about a fire safety, check the gas appliances, make sure somebody in charge with these come every month to see if everything is ok. A possession insurance will be also a good idea.

Avoid making a joint tenancy because you might get in an argue with one of your colleagues and you might want him or her to leave and you can’t do anything if there so. If your name is on the bill contract, you will have to pay for everything so avoid this.

As I said make photos of what is inside the house, keep all the bills in order because you might never know when you need them.

When you want to move out or your contract expired, you must have 10 days time to find another place. You must clean all the house and if you broke something you need to pay for it.

3. Upper floors give you access to the roof. As we already said, having the roof of the building just above you is a great potential for exploring your free time. If at the lower levels you can only keep plants in pots that can be too big for your rooms, if you have a top floor and some understanding neighbors, you can always grow your own garden and cultivate your own fruits there! Maybe you can even sell your neighbors some, who knows! Other than that, the roof can be a very relaxing place and a great opportunity to admire the sunrise and the sunset. Use your imagination: take an inflatable pool, a beach towel and head up on the roof for some sunbathing!

4. Lower floors might not need so many reparations. If the roof breaks or water infiltrates through it, you have the greatest interest to have it fixed as soon as possible. Of course, everybody should pay for this, but we know well that sometimes things move extremely slow and you wouldn’t want to have your apartment flooded. However, if a pipe breaks at one of the upper floors, you will be the most affected by this, which can be a downside. In modern and recent buildings though, this shouldn’t happen too often, but it’s always safe to check the safety of the building!

Markus ‘Notch’ Persson is probably one of the most successful and rich people in the world at the moment. And if you haven’t heard of him already, you should know that he is the developer of the famous Minecraft game, which has been a huge success and which made Markus Persson rich. But why am I reading about this, you may ask. You’re reading about him because last Christmas he bought himself the perfect gift: a dream mansion.

His mansion is located in Beverly Hills, L.A., and it cost $70 million, amount which he supposedly paid in cash. And we bet your next question is: what has that mansion so special that it cost $70 million? First of all, you should know that Markus ‘Notch’ Persson’s offer for this dream mansion beat those of other celebrities such as Jay-Z or Beyonce. For this amount, he got 23.000 sq ft for his own luxury, complete with all the furniture and electronics you can think of, plus other necessities around the house. Plus a Bugatti in the basement. More than that, it comes together with a very large range of food and drinks, including Dom Perignon and expensive vodka brands.

The estate has eight bedrooms, one of them being the master suite, because what dream mansions doesn’t have a master suite? The master bedroom has a wonderful view to downtown LA, and also access to a private patio and pool. It includes a huge glass shower and a granite bath tub. Also, we need to mention the 280-degree views over L.A. he has from almost anywhere in the house. Among other things you can find in the house, you can surprising find that the dream mansion includes a replica of James Dean’s motorcycle. Even more surprising, you can find there a Ma Deuce machine gun.

Being a dream mansion even for those who love sweets, there is a candy room specially dedicated for sweets, cakes and candy, decorated with statues of M&Ms characters (not edible though). After he delights himself with the sweets, Markus can probably go for a swim in his infinity pool and relax. Or he can take a bath in one of the 15 bathrooms found in the entire home, each one of them containing a Toto Neorest toilet, whose price is $5.600. More than that, when he gets home, he doesn’t need to worry about parking, since there is a special car lift that takes your car to an underground parking place.

Al Bandar, placed in the north of Al Raha area, is a great location to visit. On weekdays a ticket for an adult costs 50 AED, in weekends AED 60 and children below 10 have a special price of AED 30. If you want, you can rent the boat for a party. In this case, the first hour costs 1.200 AED, and each hour after that will cost 1.000 AED more. The bright side is that you can have 22 guests at the party!

Those who want to explore Al Bandar in a more high class way are invited to the Juli Music Institute. This music school offers various instrument lessons (piano or woodwind ones, for instance) or singing classes (from pop to classical). A 30-minute lesson costs 120 AED. For kids there are special ballet classes or jazz lessons for prices starting with 67 AED.

Relax and explore Al Bandar by trying Afghani cuisine at Nolu’s Cafe. One of the most popular cafes around, here you can taste the true Afghani dishes, but with a Californian touch. Try out salads with more than ten different toppings or choose chapli kabob, which is a special mound or brown rice, combined with onions, jalapenos, coriander and minced beef. Enjoy!

Those who are not interested in trying exotic cuisines will be happy to know that in Al Bandar you can find an excellent Italian restaurant, Bricco Pasta & Pizza. Classic dishes are available here, from mozzarella pizza and spaghetti carbonara cooked with turkey bacon and egg. You can find these apartments on the corner of Najda (6th) with Zayed the First Streets, and take into account the fact that they have a kitchen with the necessary facilities and laundry services.

For those who are looking for a more high-class short term accommodation in Abu Dhabi, know that Grand Millennium Hotel also offers apartments. These ones though have two bedrooms, large living areas and kitchen with everything you need. Of course, the prices are also higher: one night for a one-bedroom apartment costs 1.400 AED, while a two-bedroom apartment costs 1.650 AED. And if you’re interested, you can find the hotel right next to the Al Wahda Mall.

Aparthotel Adagio Al Bustan is another place you should put on your accommodation list. Here the prices are quite low, starting from 600 AED per night for a studio and 800 AED for a one-bedroom apartment per night. The apartments come with a kitchen with decent utilities and laundry facilities. You can find this hotel on the Airport Road, right across the American International School. Al Nahyan

Found between the Muroor Road and the Eastern Ring Road, this area is perfect for anyone who wants easy access to parks, restaurants, cafes, hospitals, schools, a mall and public transportation. This area stretches from Delma Street all the way to Dusit Thani Abu Dhabi. The most popular options for many people here are the available villas and apartments, placed in complexes like Al Nahyan Compound or Dusit Thani Abu Dhabi Apartments. Prices range from 75.000 AED for one bedroom apartments, 95.000 AED for two bedrooms and for three bedrooms you have to pay around 150.000 AED. Villas cost 200.000 AED (three bedrooms) and can go up to 450.000 AED for six bedrooms.

Al Khalidiya

When thinking about house hunting in Abu Dhabi, you should totally consider this downtown area. It’s a little bit more modern that the rest of them, very close to the Abu Dhabi Corniche and parks, as well as the Khalidiyah Mall, cafes, supermarkets and schools. Prices are a little higher here, with one bedroom apartments starting from 80.000 AED, two bedroom ones for 90.000 AED, while for a three-bedroom one you have to pay around 130.000 AED.

Al Zahiyah

For those who are on a budget when house hunting in Abu Dhabi, Al Zahiyah is the best option. Affordable accommodation is available here, in this area that streches between Al Falah Street (9th) and the northern end of the Corniche East. However, you don’t have as many facilities here, as the buildings are quite old, so it’s hard to get access to pools or gyms, for instance. But this compensates with the central placement and the hundreds of restaurants, shops, hotels and supermarkets around. As we were saying, the prices are quite small, starting from 75.000 AED for one-bedroom apartments, 80.000 AED for two bedrooms and 110.000 for three.

Madinat Zayed

The downtown part of Madinat Zayed is a mix between old and new and it’s found around the Madinat Zayed Shopping Centre, right on Muroor Road. Here, old architecture blends with the new one and you can find here lots of apartments for all preferences, along with a mosque, a post office and CoOp. There are still some downsides: traffic can be really heavy sometimes and you can encounter some issues when trying to park, but other than that, it’s a very beautiful area. One bedroom apartments have prices starting from 50.000 AED, two bedroom ones around 80.000 AED and for three bedrooms you will need to pay 100.000 AED.

It is extremely convenient because it’s close to the Abu Dhabi Corniche, the Al Maryah Island and other points of interest. However, here you should expect prices to grow until the end of the year, but for the moment you can find apartments with two bedrooms, for instance for somewhere between 120.000 and 150.000 AED. Alternatively, you can even find three-bedroom apartments in Marina Square for around 130.000 AED, therefore an ideal option for young couples or professionals who travel a lot.

Downtown Abu Dhabi. What can be better than living right in the heart of the city, close to anything you need? Together with the older district Khalidiya, Downtown Abu Dhabi is expected to have low rent rises this year. Being older than the rest of the areas, here you will find older buildings that generally do not have access to any outside space, but if you look thoroughly you can still find new buildings.
